We label the confidence behind every claim we publish. This is how we research land, what counts as a source, and how we tell you what is verified versus what still needs checking.

The Process
How we research a parcel or market
1. Locate the record
Confirm the parcel, its owner, and its location from official county sources.
2. Verify ownership & title
Check the Register of Deeds, tax record, and any recorded issues.
3. Assess access & use
Review road access, zoning, and highest-and-best use for the parcel.
4. Value honestly
Compare against recent, like-kind sales. If comps are thin, we say so.
Evidence Classes
How we label confidence
Every claim we publish falls into one of these classes. Where a claim is not yet verified, we say so clearly rather than assert it as fact.
Owner Reported
Information provided by the landowner themselves, such as parcel size, history, or intended use.
Public Record
Information from official public records — county Register of Deeds, GIS, tax administration, or planning offices.
Third-Party Source
A source outside the company and outside official records, such as an industry directory or report.
Verified Document
A specific document (deed, plat, survey, or tax record) reviewed directly to confirm a detail.
Professional Opinion
A judgement from a qualified professional, clearly labeled as an opinion rather than a fact.
Requires Verification
Information we flag as unconfirmed — it needs checking before you rely on it for a decision.

Sources
What counts as a source
We prefer official, primary records. When we rely on outside information, we label it and, where relevant, link to it.
Official county records
Register of Deeds, GIS, tax administration, and planning offices — our primary evidence.
State and federal records
State boards, land records, and federal databases where they apply to a parcel.
The landowner
What the owner tells us is valued but labeled as reported, not independently verified.
