Is there any obligation when I request a property review?
No. Requesting a review is free and creates no obligation. We research the parcel and let you know whether we can make an offer. You decide what happens next.
How is a direct purchase offer different from retail market value?
A direct purchase offer reflects what we can pay as a buyer who plans to hold, develop, or resell the property. It is typically below what you might receive in a retail sale to an end-user, but it comes with speed, certainty, and no commissions or listing process.
Do you buy every property?
No. Not every property fits our acquisition criteria. We evaluate each parcel individually and let you know honestly whether we can proceed. If we cannot make an offer, we may be able to suggest another path.
How long does the process take?
After you submit your information, we typically respond within a few business days. If we make an offer and you accept, we can discuss a closing timeline that works for you — often within a few weeks.
Do I pay any fees or commissions?
When U.S. Land Company purchases your property directly, you do not pay a real estate commission. Standard closing costs may apply, and we will discuss those with you before closing.
What if I don't know all the details about my property?
That is completely fine. Tell us what you know. We can research the rest. Many owners contact us without a parcel number, exact acreage, or access details.
Do you buy land outside North Carolina?
Currently, we focus exclusively on North Carolina. This is Phase I of our national expansion plan. If you own land in another state, you may still contact us — we may be able to refer you.
What if I owe back taxes on the property?
We frequently work with owners who are behind on property taxes. We will review the situation and explain whether a direct sale could help resolve the tax issue. We encourage you to consult a tax professional.
Can you buy land that is in probate?
We can evaluate land involved in probate and may be able to make an offer once the estate is in a position to sell. We work respectfully with executors, administrators, and heirs.
What if multiple family members own the property?
We routinely work with properties owned by multiple heirs or family members. We communicate clearly with all parties and ensure everyone understands the process.
Do you charge for the property review?
No. The property review is free. We invest our own time and resources into researching your parcel because we hope to make a purchase offer — but there is no cost to you.
